107 Commerce Street
The design for 107 Commerce Street was a multi-use building, with commercial space on the ground floor and three levels of condos above. A private parking area with major grade change presented a significant challenge, requiring work to an existing retaining wall on the property boundary.
The design for the residential area offered privacy unique to downtown, with a common, community stair and balconies inset from the exterior wall. Although ultimately unbuilt by the developer, this design inspired many other projects in downtown Knoxville.

“We've developed and renovated in Knoxville for more than 25 years. We've hired other architects with varying degrees of satisfaction. We found Forrest through referral and viewing his work around town. Forrest met all time lines, held to our budget and guided us well. He is a true professional with fresh designs and we look forward to starting another project with him soon.”
